A realtor had a pocket listing that their client needed to move fast. Due to the price point we were able to pay cash.

We re-did the two bathrooms, floors and paint. We resurfaced and painted the existing cabinets in the kitchen and added new appliances. We we in and out in just over two weeks.

We listed this one on the MLS and had multiple offers and accepted within a week of listing it.


What are some of the major lessons learned that you would like to share with other students that they can learn from?

Many times we are looking for that major rehab for the big money. Sometimes its okay to take on smaller projects because the cash-on-cash return was great. Use your network and keep talking to realtors they might have that hidden gem for you.
