How did you find and structure the financing of this deal?

I found the deal off of MLS and it was a straight forward purchase. I wrote up an offer with terms that the seller and I previously agreed to. The offer was for cash with no contingencies and we put down 5,000 in earnest money. I used private money to finance this transaction. The terms were 10% int with no points for 1yr. I then bundled it up with other properties and refi'd it for 15yrs at 6.25%int

The home needed paint, carpet, electrical ran to the garage, and general cleaning.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

Be willing to compromise and listen to the sellers needs first. Oh yeah....... write a lot of offers, lol
