How did you find and structure the financing of this deal?

After placing bandit signs up our first month into Fortune Builders, we received a call from a 3 year wholesaler who now works hand in hand with our office. At that time, we had only talked a few times over the phone. We both had a passion for real estate and were able to relate very well. I contacted her on this deal and asked her if she had any lenders she would share. She was more than happy to help and provided the contact information for this lender that she had not used yet at that time. This lender immediately funded the deal. This lead to the mother of the lender funding our second deal about one week later both at 100% funding.

Provide a summary of the repairs and improvements you made to the property.

This was a full renovation. All new duck work, H-VAC, sub-floor, all drywall, all plumbing, siding, roof, deck, added second bath, windows, carpet, landscaping. We had to fix every thing top to bottom.

How did you find a buyer for the property if you sold it?

Our buyer found our property on Facebook. He frequently visited the property and loved it just how we planned to renovate it.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

DO NOT, DO NOT ever pay contractors early. JUST like Paul teaches, don't pay J Holmes early, 'Stay Behind on Money, and Ahead on Work'. We learned the hard way. The payoff would have been greater. A very Valuable lesson learned by us on our first three project and one contractor.
