How did you find and structure the financing of this deal?

This was a wholesale deal that we did an assignment on so there was no need to provide financing. We only had earnest money deposit that we provided and the fee for wiring the assignment.

Provide a summary of the repairs and improvements you made to the property.

We did not do any repairs to the property. However, we estimated the repairs at around 7k - 12k.

How did you find a buyer for the property if you sold it?

We marketed this deal with Realeflow, we did a sell point blast, and I also blasted it out to our buyers from the local Real Estate Investors Club. We received multiple offers within a few days and we ended up going with one of the local investors who was a member of the local investors club.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

As we were getting ready to close, the seller tragically passed away as well so the property had to go through the probate process. This was also a condo, so there were certain HOA documents that were needed for the closing process. rnrnWith those factors, some of the takeaways were just understanding the process for closing a condo moving forward. Also, if the end buyer was ready to close with cash fast we may have been able to avoid the initial delay.
