We found this deal on the MLS. It was an older 4-plex in need of repairs and the asking price was not too bad for the size of the property. After negotiating on the PP we also negotiated for the seller to pay an additional $7000.00 towards closing. We financed it with an FHA at 3 % down and 3.5% interest with Owner occupancy. All the apartments need a good rehab. While owner occupying and rehabbing one unit at a time, we should have this property ready to refinance within our 12-month goal. This property is the 1st of many towards our retirement.
