This was a short sale and I got the lead from a direct mail campaign. I had sent a letter a couple years ago to the seller's daughter and while I wasn't able to purchase her house, I was able to help her get a loan modification to prevent her from losing it. Fast forward two years later and she sent me a lead on her mother's house because her mother needed to sell and was upside down. I did a complete cosmetic renovation updating the kitchen and both bathrooms, painting throughout, refinishing the floors, and adding recessed lighting throughout the house.
