This was a house in a great neighborhood. It was newly painted inside and out when we bought it but had a very high pest report. We cleared the pest report which included much stucco repair, replaced some foundation including new support for a lovely working fireplace, made seismic upgrades, completely remodeled the kitchen to create a practical/open floor plan, new plumbing and electrical, new furnace system, remodeled the existing bathroom and then added a half bath at the back of the house for that coveted second toilet! We completely refurbished the garage structure, wiring, and finishes and installed a new cottage style double garage door in case someone still wanted to use it as a garage. We also added French doors out the side of the garage that led out to a cute back patio area to add natural lighting and keep the option of using it as living space.
How did the FortuneBuilders team and resources help you to accomplish this deal?
We had a very strict budget on this house and we made sure to have a clear scope of work. We used the pest report provided at the purchase as an extra guide to the repairs for budgeting purposes as well as expectations for the subcontractors. We were sure to get the pest report cleared prior to the sale. The key to this house was to keep it simple and practical and do the work as quickly as possible. We went in with a very clear scope of work and kept to the budget! We also paid for a home inspection to add to the disclosures. These reports helped lead to a non-contingent offer!
