How did you find and structure the financing of this deal?

This was a foreclosure that we found on the MLS. We found a private lender on Kijiji that we used to finance the deal through a revolving loan agreement that we set up.

At the end this house had extensive exterior demo done to a very overbuilt deck structure. The inside was gutted and completely redone from the studs.


How did you find a buyer for the property if you sold it?

We listed this property, as Fortune Builders teaches, on the MLS and found a buyer a month and a half before it was finished.


What are some of the major lessons learned that you would like to share with other students that they can learn from?

A really big lesson we learned on this property was how important insurance is. Shortly after we started work on this property it was broken into and vandalized. We filed a claim through our insurance and we were awarded with the damages.
