We found this deal through the same wholesaler we’ve been using for previous deals. The deal was funded with a HML and PML. Major yard cleanup on this nearly 1-acre lot as the seller did not maintain anything in the back yard for years. All new lighting and ceiling fans throughout. The complete new paint job in and out. New kitchen cabinets, solid surface countertops, and SS appliances. New laminate flooring and carpet throughout. All new bathrooms with custom tile shower and bath surround. Popcorn ceiling removed new texture and paint on all ceilings. The unique thing on this one was how filthy dirty it was. The 500 sq ft crawl space was packed full of trash. Grease and dust-covered all fixtures. BUT, this ended up being our biggest profit to date so... BRING ON THE DIRT :). Another cool thing was the neighbors (contractors and trade people) ended up being part of my crew from landscape to new window installation!
