How did you find and structure the financing of this deal?

I met a young, hungry Realtor is my neighbourhood at an open house for another property. We got talking about baseball, the house's brutal balcony, and eventually real estate. I told him exactly the type of house I was looking for (based on what my small rehab buyers list wanted to rehab) and we went our seperate ways. I followed up 2 days later to say hello and the next day he was calling me with exactly what I was seeking. I rushed to the house after work and offered $3000 above list price. It was a clear deal. My offer got accepted and I had my rehab buyer in the house within 24 hours and a verbal agreement to purchase within 36 hours.


How did you find a buyer for the property if you sold it?

The buyer was a fellow Fortune Builders Mastery business so we were on the same page on most points.


What are some of the major lessons learned that you would like to share with other students that they can learn from?

I learned that you never know who is going to bring you your next deal. I learned that you have to be vocal and tell people what you are doing or nothing will change. Lastly, I learned that you must treat people with respect because this is a people's business.
