Alicia, Brian & Nicholas Hilderman Rental Deal

Hildy's Enterprises, Inc. in Menomonie, WI
Alicia, Brian & Nicholas Hilderman with Alicia, Brian & Nicholas Hilderman

Nick found this house and Alicia & Brian bought it with cash from the sale of the home on Ricky Lane and leveraged credit cards. This was a foreclosure on the market for 304 days. The house was a split level with 3-bedrooms on the main level and 1 in the lower with an attached 2-car garage. We rehabbed the project with oak 6-panel doors, new bathrooms up and down, new lighting, texture/paint, and carpet on both levels. Nick decided to buy the house after the rehab and rented the upstairs unit, which was enough to pay the PITI with some cash-flow and he lived in the lower unit of the garage for free.

Case Study

How did the FortuneBuilders team and resources help you to accomplish this deal?

We used the education received to leverage our credit cards for the purchase and added the washer/dryer in the upper level so Nick could rent the whole 3-bedroom house including the kitchen, deck and living room. Nick kept the garage for himself and easy access to the lower level.
