This deal was acquired from driving for dollars where we found the one house that stood out from the neighborhood but didn’t seem too bad from the outside. We put the sellers on a 6-time drip mailer, and they called us on the SIXTH mailer! They also told us they had been swamped with other postcards but didn’t look legit. They loved the fact that we were local, had a local number, a mailing address, website, AND our picture! Talk about building rapport! The sellers pretty much begged us to buy the house as they were so disgusted and embarrassed at how their son had left it. We met up and they signed the contract within 7 minutes, and then we spent an hour talking about food and wine.
