I found the deal on the internet by surfing bank foreclosures by the names of banks. I funded the purchase and repair with hard money. Repairs included minor foundation repairs, replacement windows, and doors, full bathrooms remodeling, new hot water heater, new ceiling fans in all rooms, all new kitchen appliances, added laminate floors throughout the house, added an electric fireplace, painted exterior, and interior, replaced electrical outlets and plumbing pipes. The property had a gigantic storage building and a detached covered deck with built-in sinks and elevated platforms that were as large as the house. I converted the garage to a sizeable war room and added a covered carport since most of the houses in the countryside had carports with vehicles parked outside. The war room was the selling point for the buyer.

This house was my maiden learning experience and I can say that I encountered every setback, every obstacle, every frustration that one could imagine with a General Contractor.
