Property was really in bad shape- yard had multiple overgrown trees, weeds were higher than house, house was a hoarder home with multiple animals (cats, dogs, chicken). Removed and replaced roof shingle, sidings, windows, doors, flooring, cabinets, and all fixtures. Double wall through-out. Updated electric and plumbing as required. Revived the koi pond and transformed garage to a carport. Remove all Hale Koa trees and weeds. Landscape front and backyard. Being able to share the piece of the pie ~ seller: 10k relocation allowance, the lender: a higher interest rate, the general contractor: outstanding performance bonus, and the buyer: 5k less than the highest offer and left them a brand new 65' TV.

Direct mail system, and followed by door knocking. All process was followed utilizing FB short sale and negotiation (REO/Shortsale Bootcamp). We used Fortune Builders 3 pages PSA and get it under contract. Stop the foreclosure auction before Thanksgiving 2019. We bought them more time at their home as our agent negotiated the lien. We found them a place to rent, and gave them relocation allowance.
