This was the fourth project for Pro E Property Solvers and so I had already established my team in this Texas town. My agent brought it to me and I funded it through a local bank that does interim construction loans. I also used funds from a previously completed project for the down payment. This was and still is, my largest rehab to date and proved to be quite the challenge! The foundation had dropped a foot on this 4200 sq. ft. home and had separated the single story from the two-story structure. The repair required 76 piers down to bedrock inside and out which subsequently fractured some of the plumbing. Of the three HVAC systems, one needed to be replaced, it needed a new roof and was a huge cosmetic rehab from top to bottom. Even though the two structures separated, it was still sound and when the foundation was repaired it all came back together. Whew!
