This deal was brought to us by a Real Estate Agent in our network. It was off-market. It was a huge purchase price of $1.5M for our 1st Rehab! We funded the project with 80% of the purchase price and 100% of the construction with hard money loans and 20% of the purchase price and gap funding with private money loans. We added 497 sq ft of addition to the house and completely rebuilt everything roof, walls, exterior, and interior, all new plumbing, all new electrical, kitchen, bathrooms, added half bath, etc. What was unique about the project is that it had a million-dollar view of the historic Hollywood Sign and beautiful Los Angeles City Views as well.
