I used the Realeflow mailing campaign. I only did one mailing and I bought this 4 unit apartment building. Interestingly, I was marketing for single family homes and not apartments. An investor-owned it and wanted to cash out to invest elsewhere. It cash flows very nicely. This apartment is 3 hours away from where I live and only 1 block from the beach. Since I want to spend more time in this area to invest I am turning one of the units into my office. The apartment still cash flows. I believe I will eventually renovate all of them and turn them into short term rentals. My rough math shows I will then double my profits. WIN!
