I found the deal thru the MLS. I funded this deal with a PML. The entire house was demo-ed and gutted due to the poor shape that it was in. This deal was unique because I encountered many setbacks from my first general contractor quitting and walking away because of the large amount of work that needed to be done to materials(mainly windows) being a backorder because of covid-19 which delayed the project completion.

I utilized their system and was able to leverage the 6 critical documents that were signed before the start of the project when my original contractor tried to walk away with my downpayment. He realized there was a legal portion that was greatly in my favor and didn't want me to pursue legal action against him so he refunded me the portion of the downpayment that was left over after he accounted for the roof since he did complete that.
