We obtained the home through a local wholesaler. We ended up gutting nearly the entire home down to its studs and installing new finishes throughout, rebuilt the exterior deck, and landscaped the entire yard. On the main floor, we removed a wall separating the kitchen from the living room and combined two small bedrooms on the main floor into a single primary suite. We split an original large bathroom into a primary bathroom and a small powder room. New electrical, plumbing, and air conditioning were also installed. We self-funded the purchase price of the home ourselves and funded the rehab costs through a hard money lender. This home was built in 1955 with some original mid-century modern character but in severe disrepair. The yard was also 1/3 acre and horribly maintained with waist-high weeds and a buried swimming pool which proved to be challenging.
How did the FortuneBuilders team and resources help you to accomplish this deal?
The deal analyzer used to establish our budget as well as the 6 critical documents and scope of work tools proved invaluable to us to analyze the deal and to ensure we managed our contractors effectively. Our full immersion training and coaching ensured we could move forward confidently as we encountered issues we had never experienced before. Our training also helped us plan for the additional time and holding costs we ultimately needed for the extensive construction scope and unforeseen conditions we encountered. We were commended all along the way by other investors and our first time hard money lender who were all very impressed with our knowledge and how we handled the project, helping us build valuable future relationships.
