Purchased this property from another investor in the area that owns a number of vacant properties. We had talked about another property before, but I waited too long so it ended up being sold. So I looked at some of his others and we agreed on this one. There's a lot of work to be done. but the bulk of it is a new roof, electrical, and windows... then it's all pretty cosmetic from there. I wanted to lock this deal up before others I knew were interested got it. So I used my own funds to make the purchase. I will then go to one of my PML's and fund some of the purchase and Rehab with them. I should have very good cashflow once completed, and will also refi down the road.
