We found this deal on the MLS, it was a foreclosure that had been sitting on the market for a while. To fund the deal we used a mix of hard money and private money which we found through local networking events. When we purchased the property it was a 3 bed 2 bath, we closed off an archway into one of the rooms to make an additional 4th bedroom. to update the main space we removed the wall between the living and kitchen and opened the space up. We also finished the basement to make a multi-purpose room. The project was mostly cosmetic with refinishing the existing wood floors, new kitchen, new tile, new showers/toilets and vanities, new roof, and paint throughout.
