We found this property before it hit the market from our go-to realtor. A family member of another realtor in our realtor's office was downsizing the home she had lived in for 45 years. I was able to look at the property and make an offer before the date they were planning to list. This was the first rehab we did that had structural cracks and asbestos in the ceiling that needed to remediated. All other fixes were cosmetic. We completely updated the bathrooms and partially opened a wall between the kitchen and living room. Kitchen cabinets were in good shape so we painted those and replaced the counters, stove and dishwasher to match the stainless steel refrigerator and microwave. Our carpenter built a banquet since the kitchen/dining area was not very large. We pulled up the carpet in the upper and lower levels (there were hard wood floors on the main floor) and replaced it with LVP.
