This deal was originally a wholesale deal that another local FortuneBuilders student sent to me. I initially got into contract with the wholesaler; however, the seller of the home also entered into contract with a local realtor. The realtor had also entered into contract with a different buyer. I thought I lost the deal. However, I reached out to the realtor and let her know that if her buyers fell through, that I would be interested in purchasing it. Two weeks after that conversation, she messaged me and asked if I was still interested. I funded the deal with my own personal home equity line. It was a complete gut job: new drywall, new windows, new roof, new siding, all new flooring, rewired many of the rooms, and refigured the master bathroom to be more functional.
