4 acre home listed for 150k, I put under contract for 107k, and found a buyer and ratified got a ratified contract in 2 days for 2 acres. I split the parcel and sold the other two acres for 41k, Net 37k. we did a double closing about 3 weeks later. Side note: I owner financed that deal with 20% down from the buyer and a guaranteed 6/m payment of 691.00/m interest only, up to one yr. I also sold 7 large 40 ft shipping containers off the lot for 1,600.00 each, and I got a free 1998 F150 p/u out of the deal. So my total net profit is actually something like $ 96,000.00.
