We found this deal off-market. The home had been heavily damaged by a fallen tree during a rain and wind storm. The tree damaged the roof line and back side of home extensively. Water damage existed on the 2nd floor and in the basement. The owners had to move out of the house as soon as the tree fell. We found funding through a private money lender who paid 80% of purchase price and 100% of the rehab costs.
