We found the property through a Southern California Wholesaler. The seller was distressed and the wholesaler was able to negotiate the property down $160k from the asking price of $1.3M. The wholesaler charged us $60k for the deal. We knew it would be profitable and we wanted to do a larger project after having completed a few smaller ones in the past 12 months.
