Because we were going to be living in 1/2 of the property we got away with CHMC rules of 5% down payment.

When we first bought the house we changed the roof on the garage and house, upgraded all the windows, upgraded the plumbing and electrical. We renovated the basement into a full suite and built a laundry room.


What are some of the major lessons learned that you would like to share with other students that they can learn from?

Always run the numbers when buying a rental. It is all about positive cash flow. Know what your average per door rents out in your area. Also know the rules that govern residential tenancies in your area because that might help you structure the deal for the long haul.
