Newer Roof, paint, flooring, new bathroom x2, kitchen, cleaned up the basement, added new carpet and landscaped the front yard to add some curb appeal.


How did you find a buyer for the property if you sold it?

We found a buyer off kijiji online classifieds.


What are some of the major lessons learned that you would like to share with other students that they can learn from?

We originally had this property listed on the market but due to the fact it was a slow summer season it didn't get many showing and ended up sitting on the market for about four months. We wanted to get rid of it because it was costing us money to hold on to it. We dropped the price drastically and sold it to a buyer off kijij. We didn't end up making what we had planned too but you always need to have a plan B if plan A doesn't work out. We wanted the money for other deals so we let this one go for cheap. The real estate business is not all bells and whistles and you as an investor need to be ready to take a hit sometimes which is a normal part of the game.
