With help from a very good realtor we found what we thought we be a great property for our first deal. We were very surprise in the begining when we found out our offer was accepted, because with using the deal analyzer of course we gave the seller what would be our best offer, but still was almost $20,000 under what they were asking for. We did fund our deal thru a hard money lender who was also very helpful with tieing all the ends together. As for the rehab we did what we knew had to be done to make our property profitiable by adding a mastersuite with masterbath, along with making our main focus on the kitchen.
