This deal was brought to us by a friend who's grandmother had passed. Her son inherited the property and wanted to sell fast and off market because it was too much work for him and his brother to fix by themselves. We funded the deal using a blend of hard money, a private investor, and some of our own cash. The house was fully renovated: kitchen, two bathrooms, flooring and trim, roof, deck replacement, and lighting. There were also some structural issues which helped us in negotiating the purchase price. We used a local staging company who did an amazing job and helped the house sell quick. We listed it on the MLS with our primary real estate agents and had a full price offer within two weeks. This was our first deal that we found off market and it happened to be somebody we knew so it was very gratifying to help him and his family and show our community and group of friends what we're capable of.
