Moran Road was exposed to us through a wholesaler out of South Florida. The wholesaler found our company through our marketing efforts via Craigslist. rnThe deal was funded through both hard money and a HELOC loan. The hard money was used on the purchase price and the HELOC loan was used on the rehab, which worked out great for our first deal. The property needed a complete overhaul. rnWe basically took the property down to the studs due to severe termite damage all over the house. The 3500 sq. ft. the home received a new roof, new stucco, all new windows and sliders, new sod, a relocation of the laundry room, new plumbing and electric, and a complete makeover of every room inside the house including kitchen, bathrooms, bedrooms, living areas, and enclosed porch. rnThis property is very unique because it is hurricane tested! We were set to close on the property a week before Hurricane Irma was supposed to hit Tampa. Due to the hurricane, lenders put a pause on lending until after the hurricane passed. rnWe weathered the storm and when the hurricane passed, nothing on the house was damaged including the two-story caged lanai off the back of the house. This house was hurricane tested and approved!!rn
