This was the first property that we acquired from a wholesaler using hard money lending as the primary source of fund and private money for the gap funding. It was pre-habbed (meaning everything was cleaned out inside of all belongings) and it was ready for demo. rnThe entire property was almost gutted for the new layout. We wanted to keep the ceilings and exterior wall but remove all interior walls for a new layout. Then as the demo crew were pulling down the damaged sheetrock in the living room, the entire ceiling joist just collapsed and forced us into a vaulted ceiling :) rnThis made the house so much bigger inside. The project took 1.5 months more than expected as things got rough with work and moving my family (wife and 5 children) to a new home. I was unable to move things along but eventually got it done with some long nights after my day job at the office and got it listed. First buyers fell through as they had a laundry list of items to repair and wanted to force me to connect to Public Water (5K) which I rejected. rnAfter that we had two other competing offers for more money and ZERO Seller assist instead of 7K with the first buyers. rnFinally we closed on June 4th and can put another house under the Berzin Homes Belt thanks to the proved methods and tools that Fortune Builders provides and with God given patience, help and guidance through it all.rn
