This property came off the MLS through my Realtor. The deal was funded with all PML's, including one Mastery Student. The home was a complete remodel, went from a 2/1.5 to a 3/2.5. New siding, windows, flooring. Opened up the area between kitchen and family/dining room. Created a full bath for the master, added a 1/2 bath to the downstairs, framed in a 2nd BR upstairs. Was listed and sold on the MLS for full price offer 2 hours after the open house!

This was my 1st rehab using the FB systems and like other students, I'd imagine they definitely kept me from losing money. So many lessons learned during the process, but the biggest thanks I have to FB and can recommend to all is the 6 Critical Documents!!! Follow them to the letter, I sacrificed one section which I thought would be ok for the relationship building with the contractor (I finally chose after 13 quotes/interviews) section 11 Penalties! Don't be afraid to fire someone if the work is good, but the ability to show up every day isn't.
