This asset was in decent shape structurally and cosmetically. For our purposes, it was perfect. When we have to sell the property, cosmetic work will be all it needs to increase its value. Comps in the area, once all cleaned up, were much higher than our purchase price, so we decided that for rental purposes it was a lucky strike.
