The property had recently been through probate and was listed on the MLS. I’m a realtor, my business partners and I decided it would be a great opportunity to jump on this deal. We purchased the property with cash. Originally we planned on hiring all of the contractors but we eventually decided to hire a G.C. Once the rehab was completed we listed the property and it went under contract. The buyer did a camera scope of the plumbing and found 2 portions of cast iron pipes were corroded. We had to tunnel under the home to replace the cast iron in order to keep the integrity of the rehab. We learned a valuable lesson that with any beachside homes and homes built before 1975 we would be sure to do a camera scope of the plumbing during the inspection period.
