One more Wholesaler deal that we put under contract within 36 hours after receiving the lead… This brand new Wholesaler had a contract on a Short Sale that fell through twice. She was about to lose her contract on the house when we came through! She contacted another Wholesaler to try to find a good Buyer; well, I met him twice during our local REIA meeting set up by our local coach and he gave me a call. I had to educate them on the purchase price for a Buy & Hold (Rehab was not an option since the ARV was only at $150,000 and they had the house under contract for $107,000… after negotiation, we settled at $113,500. With minimal cosmetic renovation completed, we closed after a month of holding by her company. Our fifth property!
