This all original 1965 ranch home on 3.5 acres had been on the market for quite a while. We made our offer and then had to wait several months to get to the closing because one of the heirs was incarcerated. Once we closed we updated everything from the roof down to the floors! We reworked the floor plan to enlarge the master shower and create a 4th bedroom. On the exterior, we vaulted the roof over the back porch to take in the view of the huge backyard and replaced the garage door to take it from one car with a workbench to a full 2-car garage. The purchase price on this one was covered by our local bank and we funded the renovation with a private lender using his 401K. This home was in a more rural area so we allowed for extra holding costs in our planning stage. From purchase through rehab to sale, we had this one for five months.
