The deals were purchased by our self directed 401K. Our first property, 4164 Arrowood Memphis, was a straight purchase, paid in full and the 2nd property, 4853 Northdale, Memphis was purchased with 50% down and using a non-recourse loan from Bridge Capitol for the remainder. We learned that conventional loans are not allowed when using a self directed 401K to purchase a home, and that our only loan option was the non-recourse loan. Both homes are part of our self directed 401k and have a positive cash flow. Both homes had tenants with 2 year contracts before we finished closing.
