This deal came to us from a wholesaler. The property belonged to a woman who had recently passed away and the son did not want to keep the home. The owner had been an extreme hoarder and it was difficult to even move around and view the house for repairs. However, we did notice that the foundation was intact and that there were no signs of termites or even rodents. Once we had the belongings hauled away, we saw that we had an extra 800 sq ft of heated/cooled living space that we could use in the property square footage once we laid new flooring. That was a bonus! In addition to that, we were able to frame a closet in an extra room to make it a 4th bedroom...another bonus! We used a local hard money lender to fund this deal. The unique thing about this deal was that several investors before us walked away because the amount of stuff in the property scared them off. Not us! SOLD!
