Just closed on a "hold-and-AirBnB" deal. I knew this wholesaler (he is also an AirBnB expert and speaker at different real estate conferences) for last one year, he had a house he was rehabbing, however for some reasons, it took him double the time to rehab and his lender put the house in NOD(foreclosure). He reached out to me asking if I can buy the house from him to get him out of NOD and then we can together do AirBnB on this house to make good cash flow. I looked at it, ARV 600k, I got it for 500k, it's all fixed up. And now ready to do some AirBnB on this 4 bedrooms 3 baths house, should be able to make a return of 12-14% cash on cash if all goes well. If after 3 months we decide AirBnB is not working out then I put it back on market and pocket some money.
