The seller called us from one of our indirect marketing campaigns. She was an elderly widow and was the original homeowner and had been trying to sell the property on her own for 14 months, she and her daughter had held an open house every Sunday for 14 months straight. Very little had been updated since it was built in the 1980's. It had a fully passive HVAC system with water filled columns lining the south wall of the house which was very detrimental to the resale value of the home. We removed the parquet flooring throughout and replaced it with a travertine tile. We installed new kitchen cabinets with granite counters, expanded the master bathroom, and installed all new forced air with ductwork.
