This was a referral from a realtor we work with, so it never went to MLS. We were able to get the property under market value. We worked with a local bank and locked in a 3 yr Arm at a great rate. The previous owner had lived there for over 40 years and didn't truly realize how much she had accumulated. Part of our deal was she would take what she needed and we would take care of the rest. Two 30 yard dumpsters and lots of teenage boy athlete's later, we finally emptied the house! Repairs we made really spruced up the place. We refinished the original hardwood floors, added LVP in the kitchen and bathroom, added cabinets in the kitchen and replaced the carpet to the upstairs bedroom. The basement had a mold issue so we had that professionally addressed as well. We also replaced the garage roof, which had six layers of shingles!

Our coach suggested that we put up a sign at our property stating a rental is coming soon. This house is across the street from an apartment complex. Before we were able to get a signposted, we had 3 people ask us if we were renting the property or selling it. We actually rented the property to one of those tenants before we were finished with the repairs!
