Got the property under contract through a second-tier realtor lead from outbound text marketing and ended up assigning it to our other realtor's repeat client. What I learned in this deal is that I shouldn't assume the way I run my numbers is the same way everyone else runs theirs. The holding costs and rehab costs wouldn't make the deal work for me personally, but I was able to find someone where the deal made total sense!
