I purchased the deal through working with a Real Estate agent which was listed on the MLS. The deal was funded with hard money and also personal funds, with a rehab budget of $40,000. We eliminated a couple of small walls to open up the main entrance to the house. Installed all new doors, new flooring, new kitchen cabinets, countertops, appliances. Installed new grass and bark in the entire front yard and backyard. Replaced everything in both bathrooms, showers, tile, vanities, lights. The entire house got 32 new recessed lights along with new kitchen pendant lights and a chandelier. The old stone fireplace was removed and replaced with a new electric insert and tile to the ceiling. Added a couple of sizzle features like Bluetooth speaker exhaust fans in both bathrooms and a pot filler above the stove.
