Our friends were in a pinch when their tenants stopped paying rent and their new mortgage kicked in. We did our first "subject-to" financing which really took care of a lot of the heavy lifting to finance the project. It took a couple of months to get the tenants out, but once we did the team started the rehab right away. We decided to use local suppliers to keep everyone busy and employed with the project. The house turned out beautifully and when the market supply plummeted as everyone left the big city our ARV began to shift dramatically! We're so happy that a lovely new family lives here. This turned out to be our only flip of the year, but it turned out to be just what we needed to keep the company running and keep us in business.
