This was an off market deal. It was listed with an agent, but the agent only knew a limited number of buyers willing to take on the project. We stepped in an offered to purchase it knowing we had buyers that would gladly take on the project. The sellers were happy to finally be rid of the property that no one else wanted to buy from them and the agent got her commission. No repairs were made on our part. We turned around and sold it to the end buyer at a price where he could make a profit. I JV'd on this deal with another investor (not a member of Fortune Builders) who funded the entire deal. At the end of the deal, we split the profit 50/50.
