This deal came to us through a wholesaler we saw advertising on a local Facebook group. We used a local hard money lender to fund the purchase and rehab. This was mostly a cosmetic project, we opened up the central wall between the living and kitchen to create a more open-plan layout. We finished the basement to create two additional rooms. We installed new flooring throughout, installed a new kitchen, new plumbing and electrical fixtures, refinished the bath and shower surround, installed new vanities. We also added an electrical fireplace and 3 mini splits for AC.

This project was the first project we have taken on that was on private well water which required the filtration system to be replaced, we hadn't allowed for this in our repair estimator so it was a good thing we had carried the contingency in the rehab budget as we used all of it.
