We found the deal out of the MLS listed at $105,000 and made an offer for $70,000 cash with a two week closing. Our hard money lender was instrumental on delivering on those terms. This is what we call a turn and burn, the house required standard flooring, paint, and basic repair. What was unique about this deal was that the seller accepted our very low offer from the MLS. It goes to show that persistence pays off!!
