I found a house that was empty so I did some research and found out who owned it. It was an estate that was willed to the Son and Daughter. I was able to acquire and email address. I emailed the daughter and asked her if she was interested in selling the house. She said that they were interested in selling both houses as a package (they were side by side). They were already talking to a potential buyer, just waiting for an official offer. Then said that they should know by the weekend and would let me know if it didn't work out. I didn't hear anything. I waited a week then emailed them again. I didn't hear anything back. Two weeks later I was driving through the neighborhood and saw a car parked at the house, so I stopped. I just wanted to see what the house looked like inside. It was really strange because I knocked on the door and said hello. The Daughter (Sue) and Son Andy were there packing up some things. Sue says" Are you Cj?". I was kind of taken back. Yes I said and we all started talking. They said that they would like to get $20,000 For the 2 houses. The one was just old, had been sitting for 6 yrs and needs some updating but in really good shape. The other is a total gut job. It was a rental with the same family in it for 40 years before they had been moved out. The roof had been leaking for over 3 years. They were still talking to the guy that said that he wanted to buy it but that buyer was him hawing so they might be talking to me. I told them that my offer would be a cash offer and left it at that. A couple days later I got the email, they were ready to talk. I came in with 15,500 and I would pay the closing costs and pay the title insurance. They accepted and we got busy. The title company took quiet a while (3 weeks)which turned out to be good. In the time it took for us to close, I got an offer from a contractor to buy the gut job house for 7,500. We did a double close and should have the house ready to rent by the end of the month. A very exciting first deal.
