My first rehab deal is in the books! Although there were many challenges to overcome, it was still awesome and fun! One of the craziest challenges was accommodating the new rules on FHA loans. For instance, they wanted every single receipt that went into the rehab. This wasn't a problem for me since I tracked and saved everything. I thought I was giving them extra when I submitted the Excel sheet that kept a running total of the rehab costs, but then they seriously asked me to reorganize the receipts in order to match the Excel sheet. That's where I drew the line in the sand and said NO (LOL). Anyway, I could go into other stories about the new roof being blown off and dealing with contractor's insurances or other substandard contractors, but it's all in the past since we finally closed after 5, yes 5 rescheduled closings. I can finally submit this deal because the check has cleared and it's all good now!!! The $30K profit has propelled both my newly formed businesses into the black the first year of business, so what else can anyone ask for!! OH YEAH! More good news is, Neighborlee Homes LLC already has 2 more rehabs going, and buyers lined up.. life is good!
